Boosting Resale Value with Smart Home Remodeling: An Interview with Nicole Jones of Legend Interiors

Q: From your perspective as an interior designer, how important is resale value when remodeling a home?

Nicole Jones: Resale value is definitely important, but it’s all about balance. While it’s smart to consider trends that will appeal to potential buyers, it’s equally important to infuse your personal style into the space for the time you plan to live there. A great way to do this without committing to something permanent is through paint. Adding a pop of color to the ceiling or refreshing your favorite chairs with a new coat can completely transform a room. Paint is incredibly cost-effective and a fantastic way to express your personality—don’t be afraid to experiment! The beauty of paint is that it can always be changed down the road if needed.

Q: When attempting to increase resale value with a new design or remodel, what do you recommend to clients when selecting stone, tile, and flooring?

Nicole Jones: For countertops, I always recommend engineered quartz. It’s practically indestructible, non-porous, anti-bacterial, and generally low maintenance—qualities that buyers love. As for flooring, Luxury Vinyl Tile (LVT) offers great value. It’s easy to install, durable, holds up well to high traffic, and comes in a variety of colors and styles. If clients opt for tile flooring, I suggest porcelain tile. It’s dense, making it resistant to moisture and stains, and the design options available today are remarkable. With advanced digital screening, porcelain can mimic real stone so closely that it’s often hard to tell the difference.

Q: What design choices might decrease a home's resale value?

Nicole Jones: One major mistake is opting for wall-to-wall carpet flooring. While it was once popular, I’ve seen a significant shift in preferences, especially after COVID. Homeowners are increasingly tearing out carpet rather than putting it in. It’s seen as less desirable now, largely due to concerns about hygiene and maintenance.

Nicole’s insights highlight the importance of making smart, trend-aware choices while still creating a space that feels like home. With the right materials and a touch of creativity, it’s possible to increase your home’s resale value without sacrificing your personal style.
